Power Couple Buys Real Estate with Zero Money Out of Pocket!

Will and Veronica Pritchett are truly a power couple! Will is a Firefighter, and Veronica quit her job as the assistant principal of a high-school to work full-time on their real estate business! They started with a simple rental, and are now avid users of the BRRRR strategy (Buy, Rehab, Rent, Refinance, Repeat). They have gotten so good at this that they have private lenders lined up to invest with them. This allows them to purchase the property with ZERO money out of their own pocket!

Their advice to an 18/20-year-old is: start with saving. Dave Ramsey has some good information on this, but understand that delayed gratification pays off. Take on roommates if applicable, and cut your expenses as much as possible!

They also provide some great insight to introducing yourself to the neighbors, when acquiring a new property. Also, they have some great processes for getting their tenants to treat the property as their home, not as just a rental!

Their big idea/parting advice is: find a real estate investor, not just a realtor. Real estate investing is work...but anything worth doing is. Also, think of any money you lose in the process as "tuition" we don't have issues paying tuition for school...but when we lose a little money in real estate we freak out. Think "its just tuition!"

Tim Kelly is a Chief Petty Officer in the Navy, and has been active duty for 13 years!

Tim started investing in real estate by purchasing a four-plex with an FHA-203k loan, and has since progressed to a 42-unit apartment complex, and even larger multi-family apartments, mobile home parks, and other syndications! His advice to an E-1/E-2 (18/20-year-old) is: Personal finance is important, but you need to get out there and teach yourself. Unfortunately, the world fails at educating us on finances, but it is much simpler than you would think…If you only take some steps towards learning! If you want it to be simple, look into low fee index funds (I like Vanguard and some Fidelity funds personally, but there are tons of good ones out there)!
