After four years she exited the service, got her MBA (courtesy of the GI bill) and landed a solid marketing job in the corporate world! As of the day we recorded this podcast, she is officially solo! Bo has been investing in real estate for a little over a year and has already purchased 16 rental units! Bo has used all sorts of creative financing method, to include seller financing, home equity line of credit (HELOC), and loans from his 401k.

Dan and his wife are fix and flip investors in the Kansas City area. Occasionally they will hold a property as a rental, but for the most part they focus on being high quality house flippers!

His advice to an E-1/E-2 (18/20-year-old) is: Have a budget! (don’t just spend freely), and marry smart…getting married is not a decision to be taken lightly, and shouldn’t be 100% an emotion-based decision.

Phil Capron is a former professional Poker player, Punk-Rock Drummer, and Special Warfare Combatant Craft Crewman (SWCC) in the Navy. Now he owns over 200 units!

Phil joined the Navy after losing a bet. He told his parents he’d join the Navy if he didn’t earn $100k playing poker that year. Unfortunately, he only earned $85k, and true to his word, he enlisted! He VA-hacked a property while in the military, renting rooms out to his peers. Between 2014-2018 he flipped over 30 houses, and now he owns 200+ apartment units!

His advice to an E-1/E-2 (18/20-year-old) is: “Whatever your job is…learn the shit out of it!” Learn how to learn, and be deliberate about the people you hang out with.

At age 14 Hunger learned first-hand what a lawsuit could do to your financial status. This changed his money habits so much that he has been able to save 50% of his income while at college. While most college students are out partying he is attaining his real estate license, running a social media business, and networking with real estate investors!

His advice to fellow college students: Get a job! He got a job after Freshman year, and noticed an improvement in his grades, finances, and overall well-being. Having a job forces you to learn time-management while at school!

Kasey Ortiz is the Tax Tip Diva

Kasey was in the Marine Corps for 6 years. She was medically retired, and received a lump sum payment as she exited the service. When she filed taxes that year it was taxed. The following year she was taking a basic tax class and learned that it shouldn’t have been taxable!
She amended the return, and got her money back! Now she has invested over 20 years into helping service members, real estate professionals, and the likes expertly negotiate their tax returns!

Tip 1: Know your tax professiona!
Tip 2: Expense it!
Tip 3: stop invoicing/taking payment at the end of the year
Tip 4: Do a cost-segregation study on multi-family real estate (more on this in our next episode).

Mike Robb is a prior-enlisted Lieutenant in the Navy and a 19-year veteran!

Mike Robb attained the rank of Chief Petty Officer before commissioning as a Naval Officer. He and his wife have owned two rental properties, and are currently funding investments as private lenders for other investors in the area. His wife is managing a mobile home park, and they are looking to invest more in mobile home parks, and single-family real estate! They are starting a company called MilCapital Growth with the goal of teaching finance/investing to other service members and the working class!

His advice to an E-1/E-2 (18/20-year-old) is: Begin Tracking and Forecasting your finances. Track where your money went last month, and forecast what you can do with it down the road if you revamp the spending habits.
