Later, Doug shares a story on getting a 529 account for a granddaughter and explains what it teaches about picking an asset allocation that one can live with personally. For Doug, everything flows, first and foremost, out of figuring out what one can tolerate in an asset allocation.

Retired at age 41 after 20 years with the U.S. Navy's submarine force, today Doug Nordman is an enthusiastic surfer, an omnivorous reader, a martial arts student, and a veteran of many chaotic home-improvement projects. With his retired Navy Reserve spouse, they raised their daughter in Hawaii.
Rich believes that conservative investing is superior to aggressive tactics. He's been successful with conservative index fund real estate investing. Rich currently owns 30 units, with 20 single-family homes paid off. He has served 20 years as a Special Agent in the Air Force (similar to NCIS). After retiring from the United States Air Force, he is now living in Montgomery, Alabama, where all of his properties are located.

Three weeks after graduating from high school, Paul Farmer decided to join the army at an early age. While in deployment, Paul started reading a book that his brother suggested. After reading Robert Kiyosaki's famous book 'Rich Dad Poor Dad,' Paul lit a desire inside him to achieve financial freedom with what he's getting from the military.
After his deployment in Iraq in November 2019, Paul came home with twenty grand and didn't know what to do with it initially. With help from a friend, Paul quickly entered real estate. At present, Paul is now a real estate and stock investor.

About Matt DeBoth:
Matt DeBoth is a Marine Corps veteran who served from 2003-2011 as Force Recon Marine, deploying to Iraq, Afghanistan, and Africa. Matt purchased a 20-unit apartment complex during his last combat deployment and hacked it upon his exit from the service.
Matt currently invests in the Midwest and owns a portfolio of 142 rental units. Since 2011, he has flipped 25-plus rental units and BRRRRed multi-million dollar apartment buildings, all while using traditional funding from banks.
Recently, Matt has started a full rehab on a 48-unit apartment building located in Des Moines, Iowa. Additionally, he sold his laundromat and began repositioning his portfolio to hold mid-to-large-sized apartment buildings. Working as the general contractor and asset manager for his portfolio, Matt has found his value-add appreciation and creative financing expertise.
Matt currently hosts a local real estate meetup and uses his free time to educate others on real estate investing. Being a part of multiple mastermind groups, reading investment books, and being a podcast buff, Matt views himself as a lifelong student.

Nelson's story gives testament to how we don't always have to end up the way we started, a lesson that many people may take through multiple different ways.
Getting held back in school with dyslexia was one challenge Nelson had to face; finishing college was another thing and a rather hard one for him to do. But after finishing college, Nelson grew the desire to overcome more of whatever life throws at him in his journey of emotional recovery and development; later on, he continued to become a broker, businessman, and author.
In this episode, Nelson imparts a handful of lessons on perception, the mindset your goals need, and what he thinks people can learn from if they want to move on to a better place in their lives – be it physical or mental. Nelson believes that our life is not our circumstances; it is what we do in those circumstances that make our lives.
About Nelson Tressler:
Nelson was born to a teenage mother in rural central Pennsylvania and has never known his biological father. He was the oldest of five children and grew up in poverty under an alcoholic and abusive stepfather.
Nelson lost track of the number of times that he went to bed hungry. Far from an idyllic childhood, Nelson worked on his uncle's garbage truck during the summer and holidays to help provide for his family. Once Nelson got his driver's license, a local construction company hired him to work until he graduated from high school.
In high school, Nelson was a three-sport athlete. He still holds several school records and was voted the most athletic member of his senior class. Once he graduated, he went on to play college football at St. Francis University.
After his freshman year of college, it was very evident that he could not afford to continue. He then joined the United States Air Force on the G.I. bill. He trained as an electronic and navigation technician on the E.F.–111 aircraft. Nelson served in Saudi Arabia and Turkey during his four years of military service.
He attended multiple universities during his service and received his associate's degree. After being honorably discharged from the Air Force, he attended the University of Nevada at Las Vegas. He started a window cleaning business to pay for school and support his young family.
After graduating with a Finance degree from the University of Nevada at Las Vegas, Nelson went to work for Grubb &; Ellis Commercial real estate. Nelson and his team were the top producing team in the nation on several occasions while working at Grubb & Ellis commercial real estate.
Newmark Grubb Knight Frank later purchased the company. Nelson has consistently been one of the nation's top-producing brokers, and his team has been the top-producing retail team in the Las Vegas market for an impressive 19 straight years. In 2008, Nelson was named to Las Vegas' prestigious "40 under 40" list.
He has personally developed commercial projects over $25 million. Additionally, during his 20+ year career, Nelson has brokered deals on behalf of his clients over $750 million.
Nelson has founded several successful businesses, including one of the largest chains of children's daycare centers in Las Vegas, which he sold for a profit. He is also the founder of one of the nation's largest privately held pet resorts he recently sold.
Nelson is currently acting as a partner in multiple business ventures ranging from tanning salons and family fun centers to a landscaping rock supplier. He is also involved in numerous real estate ventures, including apartment buildings and commercial real estate developments.
His team continues to be the top retail producing team for Newmark Grubb Knight Frank in Las Vegas, Nevada.

About Diya Liu:
Diya Liu helps real estate investing newbies and seasoned investors maximize their rental cash flow with vacation rentals. Diya came to the United States when she was eight years old. Her family of three lived in their mom's measly $1,000/month graduate student stipend.
Her journey to investing was not a straight path. Her parents raised her to believe that the equation to success equaled getting straight A's, going to a renowned college & grad school, and getting an excellent W2 job. Diya did just that, and she wasn't happy.
Diya double-majored in chemical engineering and biochemistry in college; she got a full-ride scholarship to law school, and she got a job at a prestigious white-shoe law firm in NYC upon graduating from law school.
