Join your hosts, David Pere and Alex Felice, with their guest Ryan Phu, as they speak about how he got into dropshipping, social media marketing, and real estate, all before reaching the age of 18 years old. Despite the hesitation, lack of support, and all the challenges he and his family faced in life, Ryan shares how he perseveres in bringing himself towards financial freedom.
Ryan is tenacious above anything. All the more going into his first real estate deal at the age of 17 – a feat kids his age aren't on the same level with. But because he was a newcomer, the inevitable happened to Ryan. His lack of experience was taken advantage of. With that big spank on the butt, Ryan learned the importance of giving more time to every deal, having yourself a buyer's list, and being confident in yourself.
In this episode, the three discuss the values that last longer with real estate and what they recommend for every single first-deals. They also go down on the mindset that can help any player in real estate come out of a deal more successfully the next time they, like Ryan, create $200k of value out of thin air.
About Ryan Phu:
Ryan Phu is an eighteen-year-old entrepreneur from San Diego. He's involved with real estate and other ventures and has had his first ever real estate deal at the age of seventeen.

Bill Militello
Join your hosts, David Pere and Alex Felice, with their guest Bill Militello as they talk about syndication as a process, raising capital, Bill's thoughts on multifamily investing today, and his company that links military veteran entrepreneurs and general real estate operators to quick and inexpensive capital raising –Local Vest.
For Bill, finding the deal, getting the money, and closing the deal can sometimes work against people. In this episode, he talks about reversing the steps. If one can close a deal with their own money or the capital they can raise from friends, moving on with the transaction is more quickly achievable. Your personal network lets you walk in with confidence. He believes an entrepreneurs' success is their ability to raise capital, and that ability lies in the size of their personal network.
Having good counsel and surrounding yourself with people whose unique abilities are different from your own is also an essential component of building partnerships for Bill. If one can surround himself with people who have the experience and integrity, chasing and closing the right deals can become a less risky nature when investing and operating around the world of real estate –an industry that teaches you nothing if not through the actual on-the-job experience.
About Bill Militello:
Founder and CEO of Militello Capital. He graduated from the U.S. Naval Academy in Annapolis in 1992 and later served as a Captain in the U.S. Marine Corps as a Signals Intelligence Officer. In 2001, Bill moved to Wall Street, where he was an equity trader for Knight Capital Markets. Mr. Militello subsequently served as a consultant for the U.S. Securities and Exchange Commission.
In 2003, he founded Piedmont Investment Advisors and set out to create not just another investment firm but rather to redefine the traditional investment model. His view was that the financial services industry was ripe for innovation. Therefore, he founded Militello Capital in 2011 to guide the wave of registered investment advisors "RIAs" to think beyond Wall Street and challenge the conventional allocation model, The hedonic treadmill.
He knows firsthand the challenges of being an entrepreneur and RIA and built private equity products that create jobs, enhance communities, and fund the development of technologies that help mankind.

Hugh Carnahan
Join your hosts, David Pere and Alex Felice, with their guest Hugh Carnahan as they talk about his crazy first deal, the 2-second lean method, experience increasing a hotel's cap rate, and the overall mentality that has lead him to his many incredible successes with investing.
From Hugh's first experience, he has gotten himself into fascinating situations with the properties he's acquired. One of those is becoming his own competitor in a neighborhood wherein he owns multiple houses in a single street. This advantage gives him something that any investor looking to scale would want for themselves, the ability to reinvent your location's value.
In this episode, we will hear Hugh's whole experience on that and on how he leverages other people's abilities. For anyone who is starting in real estate, Hugh emphasizes the importance of creating connections. As an investor who's been there, for him, there is courage in knowing that you're not alone in this community and that whatever you try, you have people who will have your back.
About Hugh Carnahan:
After serving for over five years in the Army, Darren has spent the last seventeen years buying and selling real estate around the country. His true passion is helping people with their homes no matter their situation and then helping the neighborhood by fixing up the homes he can buy.
His dedication to the credence that "Every Seller Must Benefit!" is the guiding force that has allowed "Sell My House to Smith" to grow into the premier home buyer in El Paso and Pueblo counties. Darren's most significant achievement has been to surround himself with an incredible team of industry and military veterans who are every bit as passionate about helping people as he is, not doing it yourself, leverage other people's experiences,

Darren Smith
Join your hosts, David Pere and Alex Felice, with their guest Darren Smith as they talk about flipping houses, building the team, private lending, and so much more. Eliminate, automate, and delegate are the three key points to one of Darren’s most important focuses of work. In this episode, he’ll talk us through some of the processes he takes when making sure he gets everyone going in the right direction and places the right people behind particular goals.
Most success, for Darren, isn’t always all about the shiny and grand plans to achieving wealth, fame, and financial freedom. Rather, it is often about the most mundane and practical takes towards reaching targets and objectives. He believes focus and consistency, if not two of the many factors, are the most staple when trying to succeed in just about anything.
As someone who has already had the experience, Darren acknowledges two things when it comes to private lending. For him, it is an option that carries a lot of promise; at the same time, a tool that every real estate investor should be cautious and smart about.
About Darren Smith:
After serving for over five years in the Army, Darren has spent the last seventeen years buying and selling real estate around the country. His true passion is helping people with their homes no matter their situation and then helping the neighborhood by fixing up the homes he is able to buy.
His dedication to the credence that “Every Seller Must Benefit!” is the guiding force that has allowed “Sell My House to Smith” to grow into the premier home buyer in El Paso and Pueblo counties. Darren’s greatest achievement has been to surround himself with an incredible team of industry and military veterans who are every bit as passionate about helping people as he is.

- [06:43] On transitioning to phone visits.
- [10:05] The value of real, social, physical relationships.
- [18:02] Find an area you hate and hire someone to do it.

Episode: 133
Eric Alvarez
Join your hosts, David Pere and Alex Felice, with guest Eric Alvarez as they talk about prudence and frugality, what investing is about, how real estate is less liquid, and the right mindset and savings that gets a young soldier into real estate passive investing the right way.
As Eric and the hosts exchange plans and experiences, we'll get to hear about what they think essentially equips a young go-getter to be ahead of his years and his goals. For them, relationships, network, and market are things that no one should let go of even if their eyes are on other several opportunities.
In the military, Eric believes that the great opportunity of getting paid, no matter what, should also mean an opportunity for young service members like him to take risks and invest. Of course –with a balanced risk-tolerance. Let's catch more of what they have to say by tuning in to the episode.

Rich Carey and Doug Nordman
Join your hosts, David Pere and Alex Felice, with guests Doug Nordman and Rich Cary as they talk about investing and asset allocations during the pandemic. While in the military, Rich paid off $230k for a mortgage. Now, he's acquired a fourplex and six-plex during the pandemic as an addition to his properties.
Later, Doug shares a story on getting a 529 account for a granddaughter and explains what it teaches about picking an asset allocation that one can live with personally. For Doug, everything flows, first and foremost, out of figuring out what one can tolerate in an asset allocation.
In this episode, listen as they also throw in their two cents on scaling and managing properties and what they hold as personal opinions on what 'sure money' truly is, especially for service members.
About Doug Nordman and Rich Cary:
Retired at age 41 after 20 years with the U.S. Navy's submarine force, today Doug Nordman is an enthusiastic surfer, an omnivorous reader, a martial arts student, and a veteran of many chaotic home-improvement projects. With his retired Navy Reserve spouse, they raised their daughter in Hawaii.
Rich believes that conservative investing is superior to aggressive tactics. He's been successful with conservative index fund real estate investing. Rich currently owns 30 units, with 20 single-family homes paid off. He has served 20 years as a Special Agent in the Air Force (similar to NCIS). After retiring from the United States Air Force, he is now living in Montgomery, Alabama, where all of his properties are located.
